How long has SixthDay operated in Tulsa?
We have been building in & around the Tulsa metro area for over a decade, & are honored to have won both overall design as well as interior design in our price category for the Tulsa Parade of Homes this year. We strive to balance elegance & forward-thinking design, while keeping things livable, comfortable, & welcoming for our homeowners.
Is SixthDay a custom builder or spec only?
We build both spec & customs. We take a limited number of customs each year so we can be intentional in how we work with our clients.
Where can I build?
We build on our lots or on client’s lots. Our current available lots are primarily in Stone Canyon in Owasso, with some availability in Broken Arrow as well. In regards to custom projects, we are willing to build in the greater Tulsa area.
What are your builder fees?
We are a cost plus builder, meaning our fee is construction cost plus 15% of the contracted price.
What is the typical price per square foot range SixthDay builds?
Our average price per square foot ranges from $212-225 / sq ft.
Do you offer construction financing?
Yes, we do offer construction financing with a formal closing process, or we have two preferred lenders with special offers for our clients on both construction & permanent financing.
Does SixthDay offer a warranty on their builds, post-completion?
We do have an in-house warranty team post-build and we offer a standard one-year builders warranty. Our goal is to maintain relationship AFTER closing, as well as we do before starting your project.
Do we have to have a home plan finalized to build with SixthDay?
We work closely with a local architect & are happy to be involved in the conceptual/planning phase of your home before contract if you’d like us to.
What else should I know?
We offer additional interior design & sourcing of furnishing services post-closing as well. We also do outdoor design for any outdoor spaces, additional landscaping, or pool spaces.
What does your process look like?
In the early stages, our process works to pull as much design-specific information from you as possible. We do that based on photos, concept drawings, & talking through general design elements. As we get a feel for exactly what you are wanting, our team will work to curate selections based on your look, budget, & overall preferences.
While the design side is what we are known for, we also understand the importance of transparency in budgeting & processes during the build cycle. That looks like holding 1-2 meetings to walk through blueprints to discuss any changes or ideas to make the design better. Then, we will try to get as close as we can to determining the selections for your home so we can accurately bid it.
We are not a construction company that will send you off to suppliers, vendors, & subs to wade through the mass of options available while you hope to create the look you have envisioned for your home. Our in-house Design Consultants will meet with you at several points in our design studio to finalize your selections.
Once the budget is completed & approved by you, we will send over our custom build contract, take a 5% down payment, & get started on your home. From this point, the build will typically be an 8-11 month process.
We have regularly scheduled draws every two weeks. Those draws will include a budget update, a selections overview & how the choices impact the budget, as well as a PDF copy of every invoice for work done during that draw cycle.
Inevitably, there will be cost changes, schedule delays, & construction elements to be fixed. Those are a part of most every build. Transparency will always be our policy. We will communicate as clearly as possible what solutions are available to you to best manage those obstacles.
